Investing in Overseas Property
An executive programme for investors: how to choose a country, market and property, calculate real returns, account for taxes and risks — and make a grounded investment decision.
OUR STUDENTS

OUR STUDENTS:
- private investors and owners of capital;
- entrepreneurs diversifying assets outside their home country;
- families buying property abroad as a long-term investment;
- buyers who want to move from an emotional purchase to an investment approach;
- brokers and advisers strengthening their investment expertise;
- real estate professionals;
- anyone treating overseas property as part of a personal financial strategy.
COURSE ADVANTAGES
Investment logic instead of emotion
- understand where property sits in a capital structure — preservation, income, growth in value;
- assess a property as an investor would, not as a buyer.
Choosing a market by criteria, not by advertising
- select country, city, location and segment against investment criteria;
- tell genuinely strong markets from heavily marketed ones.
The financial model of an investment
- ROI, gross yield, net yield, cash-on-cash return, IRR;
- separate real returns from headline returns and calculate the full cost of ownership.
Taxes and ownership structure
- purchase taxes, annual taxes, rental income tax and tax on sale;
- personal ownership, a company or joint ownership — and what each means in practice.
Legal safety and risk management
- title verification, due diligence and the main legal red flags;
- market, currency, legal and liquidity risk, and the risk of overpaying on entry.
AI and digital tools for analysis
- portals and analytics platforms, AI for analysing properties and markets;
- an investment memo and a digital investment file instead of intuition.
Templates you keep after the course
- checklists for choosing a country, a location, analysing a property and legal review;
- templates for yield calculation, comparative analysis, a risk matrix and an investment memo.
